Preventive Maintenance Options


DB Power, Inc. has prepared a proposal for a Preventive Maintenance program (PM) designed to include the equipment at your locations. DB Power‘s PM is designed to increase the useful life of installed power equipment and provide pre-emptive maintenance of critical power systems through provision of regular structured maintenance by trained personnel. PM is designed to improve system reliability by addressing power related issues before they cause system down-time as it has been proven that a lack of regular maintenance on critical Power equipment can cause service disruptions or delays that inevitably mean lost revenue. Many DB Power customers have found that PM provides a lower cost option than down-time and lost revenue with system outages. DB Power’s service personnel are trained to work on all types of AC&DC power equipment and battery backed systems. They are equipped with the latest technical know-how and equipment to be able to identify and solve wiring, equipment and Battery issues.

DB Power’s PM includes:

1. Suggested two scheduled visits per year. A primary and subsequent visit. The primary visit is designed to capture all information and measurements for a system. The subsequent visit is mainly a visual and physical inspection.

2. The scope of the preventive maintenance program is as follows: 
      1. Rectifier Plants, batteries, distributions systems, cabling, grounding and utility assessments are inclusive. 
      2. Each system will receive a visual and physical inspection. 
      3. Vacuuming and cleaning of parts and assemblies will also be performed as needed. 
      4. AC/DC voltage and current measurements will be performed and cataloged. 
      5. Batteries will undergo Digital Low Resistance Ohmmeter testing to determine the overall condition of the batteries. 
      6. Connection Hardware will be checked for proper implementation and torque values. 
      7. Thermal scans of the equipment/facility will be made. The Infrared scan will help identify problem areas that escape the naked eye. 
      8. Continuity tests, alarming verifications / correction, meter calibration and label verification will be performed where needed.

3. A comprehensive report will be provided in hardcopy to the client 
      1. Scheduling and additional services are available through the website.

4. Corrective action proposals will be automatically generated to address any areas of concern identified during the audit and PM.

Preventive Maintenance – Annual Descriptions (Primary Visit)

Service Routine Code: A-C-Pre-AC System

Work Description:AC System Inspection; a visual inspection will be performed on the AC Panel, with labeling verified and voltage measurements taken and recorded on all main breakers.

Purpose: To provide an accurate record of the AC utility provided on each circuit to the equipment and to minimize nuisance circuit breaker trips and worn-out or overheated circuit breakers.

Results: Results will be noted in a report in the example format shown below. If any emergency situations are found, the customer will be contacted immediately and a resolution to the problem will be discussed.


Service Routine Code: A-C-Pre-Safety

Work Description:Safety Inspection; a visual inspection will be performed on all safety kits including first aid, eyewash, spill containment, and MSDS sheets. Any expired or faulty safety equipment will be noted.

Purpose: To ensure that any potential safety risks are identified and that the prescribed safety equipment is readily available. Corrective actions will also be noted.

Results: Results will be noted in a report in the example format shown below. If any emergency situations are found, the customer will be contacted immediately and a resolution to the problem will be discussed.


Service Routine Code: A-C-Pre-PwrBay

Work Description: Power Bay Inspection; a visual inspection will be performed on the power bay and it will be cleaned and vacuumed. Voltage, current, and temperature measurements will be taken and alarms will be verified. Also, proper hardware torque will be checked and corrected accordingly.

Purpose: To provide an accurate record of the components as well as their functionality and the configuration that has been implemented. Also, to ensure that rectifiers are operating properly.

Results: Results will be noted in a report in the example format shown below. Model number, serial number and manufacturer data will allow for cataloging of the sites by equipment of the same type or function. If any emergency situations are found, the customer will be contacted immediately and a resolution to the problem will be discussed.


Service Routine Code: A-C-Pre-Disco

Work Description: Battery Disconnect Inspection; a visual inspection will be performed on the disconnect and it will be cleaned. Voltage, current, and temperature measurements will be taken and alarms and meters will be verified. Also, proper hardware torque will be checked.

Purpose: To provide an accurate record of the manufacturer, model and serial number of the disconnect device on site. Functionality and comments on implementation will also be provided.

Results: Results will be noted in a report in the example format shown below. If any emergency situations are found, the customer will be contacted immediately and a resolution to the problem will be discussed.


Service Routine Code: A-C-Pre-Battery V

Work Description:Battery Visual Inspection; a visual inspection will be performed on the battery and it will be cleaned and vacuumed. All alarms will be verified and temperature will be recorded. Spill Containment systems will be inspected. Also, proper hardware torque will be checked and a thermal scan will be performed as necessary.

Purpose: To provide a record of the manufacturer, model and install date of a string of batteries on site. The physical condition and sample cell readings will provide a cursory look into the status of the string and alert you the customer as to potential failures.

Results: Results will be noted in a report in the example format shown below. Physical condition is a major influence on the performance of a battery, and this inspection will assess any issues immediately. If any emergency situations are found, the customer will be contacted immediately and a resolution to the problem will be discussed.


Service Routine Code: A-C-Pre-DLRO

Work Description: Battery DLRO Inspection; voltage, current, and temperature measurements will be taken with a DLRO along with intercell and intracell resistance measurements. Also, proper hardware torque will be checked and a thermal scan will be performed. This test can be done on both flooded (wet) Cell and VRLA Batteries.

Purpose: To provide an accurate measured record of the condition of a battery string. Visual inspections can give important clues to the issues that need to be looked into. The DLRO measurements are the most conclusive and in depth method by which the true condition of a battery can be assessed.

Results: Results will be noted in a report in the example format shown below. Corrections to torque and specific gravity will be evident instantly, allowing for corrections at the time of test. If any emergency situations are found, the customer will be contacted immediately and a resolution to the problem will be discussed.


Service Routine Code: A-C-Pre-Grnd

Work Description: Grounding System Inspection; a visual inspection will be performed on the Grounding System along with resistance and current measurements. Also, proper cable labeling and hardware torque will be checked. The equipment frames, substructure, battery frames, and AC panel will be checked for proper grounds.

Purpose: To provide a record of the grounding system in a site. The grounding system is a key element to personal protection as well as equipment protection. Identifying improper and or suspect implementation will help the overall performance to your facility.

Results: Results will be noted in a report in the example format shown below. Grounding issues should be resolved as early as possible. DB Power will provide resolution or comments on alternatives immediately. If any emergency situations are found, the customer will be contacted immediately and a resolution to the problem will be discussed.


Service Routine Code: A-C-Pre-Thermal

Work Description: Thermal Inspection; a thermal inspection will be performed to record and note any temperature abnormalities on the power equipment, distribution equipment, batteries, ac panel, bus duct, disconnects, or cabling.

Purpose: To provide a record of the thermal profile of your facility. This profile can help to alert you to problem areas and items that require attention in the future. This is a non-intrusive approach to reviewing your facility.
